Summit Projects delivered a two phase commercial to residential programme on Epping High Road, converting former office space into modern apartments at 205A–205B and 185–187 (Flats 1 & 2). The combined scheme transformed under used premises into high quality homes with upgraded building fabric, full new services and enhanced fire safety infrastructure.

BEFORE WORKS

Scope of Works

Across both phases, Summit Projects undertook a full shell, core and fit-out conversion package, including:
Full M&E package: new electrical distribution, lighting and small power, heating systems, ventilation, domestic hot and cold water services, controls and life-safety systems suitable for residential occupation.
Specialist flat roofing: new build-ups, insulation and waterproofing to protect the new apartments and secure long-term performance.
New high-performance windows: improved thermal, acoustic and security performance and a refreshed external appearance to the street.
External and communal spaces: formation and finishing of private and shared external areas, circulation routes and amenity spaces for residents.

Fire Safety & Access

Life-safety and firefighter access were central to the design and delivery of the combined scheme:
Installation of a new external aluminium fire escape staircase serving upper levels as a compliant secondary means of escape.
Extension of the fire-fighting riser to ensure clear, effective access for the fire brigade to all residential levels.
Integration of fire detection, alarm and compartmentation measures as part of the full M&E and fit-out package.

Phase Alignment

Phase 1 – 205A-205B

Established the technical and aesthetic benchmark, delivering the first set of converted apartments with the full M&E and envelope upgrades.

Phase 2 – 185-187 (Flats 1 & 2)

Replicated and extended this approach, ensuring consistency of specification, appearance and performance across the wider frontage on Epping High Road.

Outcome

The completed two-phase programme has turned a tired run of office accommodation into desirable, compliant residential apartments with robust modern services, upgraded envelope performance and significantly improved fire-safety provision.

The project showcases Summit Projects’ capability to manage multi-phase commercial-to-residential conversions, from specialist roofing and façade works through to complete M&E installation and final finishes.
