Project Overview

In May 2025 Summit Property Maintenance Ltd, trading as Summit Projects, was appointed as Principal Contractor to deliver large-scale window and door replacement works at Ovaltine Court, a multi-block residential estate of 210 privately owned and occupied apartments.

The project required full access provision, manufacture and installation of new UPVC windows and doors, together with the removal and compliant disposal of existing timber units to all dwellings. The scheme was delivered under a JCT Minor Works 2016 contract using a phased approach to maintain resident safety, security and normal operation of the buildings.

The works were completed over a 30-week programme, achieving Practical Completion on time and within the agreed budget.

Scope of Works

Principal Contractor duties, including overall planning, coordination and site management under CDM.
Design, supply and erection of scaffold and other access solutions to all elevations, with alarms, segregation and protection to entrances and public areas.
Careful removal of existing timber windows and doors to 210 apartments, including balcony and sliding doors, with all arisings transported for licensed waste disposal and recycling where possible.
Manufacture, supply and installation of new energy-efficient UPVC windows and doors to match existing sightlines, opening configurations and balcony arrangements, in accordance with the project specification and current Building Regulations.
Replacement of communal entrance doors and side screens in robust commercial door systems, integrating and testing existing access-control, electric release mechanisms and door-entry hardware.
Provision of all required compliance documentation, including Building Regulations sign-off via FENSA/Building Control routes and 10-year insurance-backed guarantees for all new windows and doors.

Working in an Occupied Environment

Ovaltine Court remained fully occupied throughout the works, so Summit Projects developed a detailed phasing and liaison strategy to minimise disruption and maintain security. Key measures included:
Early engagement and regular progress meetings with the RTM Company and managing agent.
Written notification to leaseholders at least one week before window and door replacement in each apartment, followed by direct liaison to agree access arrangements.
Strict controls to ensure that no property or communal area was left without secure, weather-tight openings at the end of each working day.
Clear signage, segregated pedestrian routes and control measures around scaffolding and work areas to protect residents and visitors.

Health, Safety and Quality

As Principal Contractor, Summit Projects prepared and implemented the construction phase plan, risk assessments and method statements, and supervised all trades and specialist subcontractors. The management approach focused on:
Comprehensive site inductions, toolbox talks and regular safety inspections.
Routine checks of scaffolding and access equipment in coordination with the scaffolding designer and contractor.
Correct handling, storage and installation of glazed units to meet manufacturer requirements and Building Regulations, including safety glazing and means-of-escape provisions where required.
Progressive quality inspections as each elevation and apartment was completed, enabling early closure of snags and ensuring a consistent standard across all 210 dwellings.
The project was delivered without reportable health and safety incidents, and with positive feedback from the RTM Company and residents on communication, site conduct and installation quality.

Outcomes

Successful replacement of all timber windows and doors with modern, high-performance UPVC and commercial door systems to 210 occupied apartments.

Enhanced thermal performance, airtightness and security, with minimal disruption to residents during the works.

A 30-week construction programme completed on time and within budget, demonstrating Summit Projects’ capability to deliver complex multi-phase façade and window replacement schemes in live residential environments.
